The Basics  🙌 

Condominium

  • A building or complex of buildings containing a number of individually owned apartments or houses.
  • The joint control of a country's or territory's affairs by other countries.

Single Family

  • A stand-alone house also called a single-detached dwelling, detached residence or separate house is a free-standing residential building

Maintenance (Including interior + exterior of property)

  • Sellers duty for upkeep of exterior +interior
  • Will have to pay for specific services if they do not choose to maintain property themselves 



  • Paid for within HOA (Homeowners Association Fee)
  • HOA based on square footage of the unit
  • Typically always "hands-off" with physical labor and repairs 




Expenses (Utilities and daily usage)
  • More square footage=more furniture
  • Less cost effective
  • Fuel (Gas, Oil, Electric) paid separately
  • Electricity paid separately
  • Owner gets more range of creativity for additions/provisions to home

  • More cost effective
  • Fuel Typically included in condo fee
  • Electricity Typically paid separately 
  • Less creativity for upgrades. Association as an entirety votes unanimously 



Parking (Suburb vs City)
  • Typically 1+ spot(s) included

  •  Sometimes included, not always
  • Pay extra ($150+ /month) for garage space




Insurance (Homeowners vs Condo)
  • Increased liability covering more space (Inside, structure, and property)
  • Liable for solely interior of condo
  • HOA creates reserve funds (think of as a bank) to hold onto for potential future damages of structure
